  • What does Valkere Investment Group offer investors?

    • Our team focuses on clearly understanding what is important to our investors first and developing a relationship based on honesty and trust.

    • We then create/source investment opportunities aligning with our investors goals in the form of commercial syndication projects and luxury short-term rentals.

  • What is Real Estate Syndication?

    • Real estate syndication is simply a group of like-minded companies or individuals pooling resources in order to acquire and manage large real estate assets such as an apartment complex.

    • Typically it involves a partnership between general partners (i.e. the syndicator) and limited partners (i.e. the passive investors) to acquire, manage and sell a real estate property while sharing in the profits.

Why Apartments or Multifamily?

Investing in multifamily or apartments is a powerful investment choice due to a number of reasons to include:

  1. Supply – National shortage of affordable housing

  2. Demand – High demand for apartment or managed residential living due to increasing need from millennials, immigration and senior living(baby boomers).

  3. Tax Incentives – Ability to benefit from large project depreciation on the asset.

  4. Returns – Double Digit return on investment outpacing traditional investing

  5. Economies of Scale – Expenses of property able to be spread over large number of tenants

What types of returns can I expect?

  • Returns will vary from deal to deal however on a typical 3-5 year hold. We target typically a 6-12% preferred equity return or a 12-15% internal rate of return on our deals.

What type of security is there on my investment?

  • In a real estate syndication, the investor will own shares or percent of ownership in the company that owns the property.

  • Prior to closing on the property and at investment, the investor will sign legal documentation prepared by a securities attorney stating ownership and terms of the project.

  • A LLC or company “Operating Agreement” will be established for the company owning the property dictating profit distribution terms, how an investor might exit or sell shares, ownership percentages, etc.

What is an accredited investor and do I need to be one?

  • An accredited investor is a person that can invest who made in personal income $200,000, or $300,000 for joint income, for the last two years with the expectation of earning the same or higher, or who holds a net worth exceeding $1 million either individually or jointly with a spouse.

    This will entirely depend on the deal and the entity formation created for the syndication whether a 506(b) or 506(c) offering. See our article “Apartment Syndication Secrets Unlocked”.

What if I want to be involved as an active investor on the deal?

  • Our business model does not currently focus on active investors in our projects at this time. However, we are always interested in sharing knowledge and assisting when possible in any real estate investor’s success.
