What does INVESTING IN with VAlkere Investment Group LOOK LIKE?
We provide the opportunity through an upcoming apartment complex or short term rental acquisition in a specific market.
We coordinate all the paperwork, management and communication necessary for the entire duration of the project/ownership.
We partner with investors in a percentage ownership split through a created entity, such as a “LLC”, owning the property jointly.
Capital or investor contributions are used for property down payment, renovations and acquisition costs.
We finance the remaining debt through commercial financing, ie. bank loan, in our/partner’s company name.
The property is renovated, stabilized and rented to peak performance as per the business plan.
Owners in the LLC receive investor monthly/quarterly distributions for the duration of ownership, typically 3-5 years.
Tax deductions are passed on to investors with K-1’s each year of ownership for filing tax returns.
The property is sold at the end of the hold period for a return of investor capital plus return on investment as per the business plan.
